This is a
small Bulgarian house situated in the Teteven mountain, along the banks
of a small brook, surrounded by forests and meadows.
The ground floor was built
of stone and consists of one large room used as a cellar.
External stairs lead to the second floor where you can find an entrance
porch and three rooms.
In one of the rooms there is an authentic fireplace.
Near the house there is an outbuilding and a shed.
The property is supplied with electricity,
water is from a spring about 50m from the house.
The property is accessible via a dirt road 1500m and a wooden bridge
above the river.
In the winter the access is possible just with a jeep.

Visitor's observation of the house and property.
This property is currently under ownership dispute in the court and the
current holder of the property title my lose legal title at some time
in the future, which means that you would need to vacate the property.
You probably will never get a refund of the money you paid for the
property and legal fees and broker fees.
The land is not regulated for building a residence, so the existing
shack is technically an illegal structure.
The drinkable water must be hand carried from a spring on a property
not belonging to this property and it could be fenced off to prevent
access.
There is no road granting access directly to the house. The
nearby road is used mostly by logging trucks and is in very bad
condition. You have to cross property belonging to other people. The
road could be
closed and access to the property could become very difficult through
the horrible road above the property, which is government owned. You
need to cross two streams to get to the house and the second stream
is not crossable even with a jeep.
It is not possible for emergency services such as fire and ambulance to
reach the property because of the 2700-meter
(not 1500m) extremely bad road.
It is nowhere near a ski resort, such as Borovets, Pamporovo, Bansko, Vitosha, Chepelare or Malyovitsa.
The assessed value of
this property by the City of Teteven is around 750 Euro.
There is no water plumbing in the house.
The living area is one room about 2 by 4 meters which serves as
bedroom/living room/kitchen. The ceiling is very low. You need to bend down to get through the entrance door.
The living area is a fire trap. It is bone dry wood and would burn down
in a few minutes if it caught fire.
There is no wired telephone service so telephone and internet access
must be by mobile service only.
You will need to build your own bridge for a jeep, if the city of
Teteven grants you the permission.
There is another house and old shacks between this house and the public
road. Many smelly animals are kept there.This house is occupied by a
mentally ill woman and sometimes wild drinking parties and shooting of
firearms occurs at night. She shares access to the nearby spring and
has to cross this property to get to it. You need to hire a security
guard for this property if you intend to leave it unattended for even a
few hours. Because of the poor condition of the public road do not
expect any police response to complaints about noise. People have
mysteriously died in the forest near here.
There are no fish in the stream. The
stream is poluted by activities higher in the mountain. The streams are
under control of the Bulgarian government and you do not have any right
to use it or build near it. You will need
government permission to drill a water well.
Bulgarian law is "let the buyer beware". The seller, broker and other
people involved are not responsible for any losses or damages you might
incur.
